Matching is harder than sourcing

Old Brisbane floors are often hoop pine or a local hardwood in a profile no longer milled. New timber in the same species still won't match forty-year-old boards for colour until it has aged.

The better contractors keep salvaged stock, or take boards from a wardrobe or under-stair area where nobody will see the substitute. That's the trick worth asking about.

Termites and borers

Both get into flooring here, not just framing. Damage is often first seen when carpet comes up.

A board that's structurally compromised needs replacing, and the cause needs dealing with first. Any contractor who suggests coating over it is the wrong contractor — that's a pest inspection, not a sanding job.

Cut boards and services

Plumbing and ducting runs frequently mean sections cut out and patched badly by whoever did that work. Across a main room it's very visible once sanded and finished.

Worth identifying before the quote, because it changes both the price and what the finished floor will look like.

JobIndicative priceWhat moves it
