Water-based or solvent

**Water-based** dries fast, smells comparatively little, and keeps the timber close to its natural colour. **Solvent-based polyurethane** ambers the timber over time, which suits older hardwood, and has a long-standing reputation for toughness.

Modern water-based finishes are genuinely durable now. For most households the real decision is smell, drying time and colour — not longevity.

Matt, satin or gloss

Gloss shows every scratch, every crumb and every bit of dust. It photographs beautifully and lives badly.

Matt and satin hide daily wear far better and have been the default for years for good reason. If you have dogs or small children, this is not a close call.

Coats and curing

Three coats is standard. A hallway or a kitchen that takes real traffic is worth a fourth.

Curing is not the same as drying. You can usually walk on it within a day, but rugs and heavy furniture need considerably longer — ask for the specific times for the product being used, because putting a rug down early can mark a floor permanently.
