What actually happens

Three passes with progressively finer abrasive, taking the floor back past the old finish and any surface damage to clean timber. Edges and corners are done separately with a smaller machine, which is why they take disproportionate time.

Then the coats go on — usually three. The sanding is the skilled part; the coating is where patience shows.

How many sands your floor has left

A solid hardwood board typically allows three to five full sands across its life, governed by the thickness above the tongue. Every previous sand has spent some of that.

Engineered boards are a different matter — the wear layer may allow one light sand, or none at all. If your floor was laid this century, establishing which you have is the first question, not an afterthought.

When you shouldn't sand at all

If the finish is worn but the timber underneath is sound, a **recoat** does the job for roughly half the price and spends none of the floor's remaining thickness.

If the floor is cupped from moisture, it needs to stabilise first. Sanding a cupped floor flat just removes the high edges, and when the boards relax you're left dished.

What drives the price

Area, condition and coats. Brisbane jobs are typically quoted at $35 to $60 a square metre, so a three-bedroom house lands around $3,800 to $6,500.
